One of the first questions that a home buyer will ask a Mortgage Consultant is "what interest rates are you offering?" The question appears to be a simple one however from an ethical stand point it's not that simple at all. There are a number of factors that go into determining an interest rate; factors such as:
The Credit Score
The Sales Price
The Loan Amount
The Down Payment Amount
The Loan Type
If a Mortgage Consultant is being completely honest he or she will not be able to quote a specific rate until they've been able to review your credit report and find out a little more about your home buying goals. What they should do is give you an overview of the market conditions, as well as rate structures, and what the requirements are to qualify for the best financing.
